2. Stable Average Sale Price: The average sale price in June 2024 was $523,000, reflecting a 4% month-over- month increase and maintaining stability despite fluctuating sales volumes. This suggests a resilient market where high property values are sustained even in a competitive environment.

3. Decreasing Inventory and New Listings: The market is experiencing a decline in new listings and closed sales. June 2024 saw 499 new listings, a 3% decrease from the previous month, and 254 closed sales, down 11%. Waterfront: This segment shows strong performance, with June sales up 12% year-over-year and an average

Despite this, the Price/SF for non-waterfront properties indicates a strong market presence.
